PROJECT MANAGER
Reports to: Vice President of Department

POSITION SUMMARY
Manage assigned projects by assuring the highest quality product at the lowest possible price.
ESSENTIAL FUNCTIONS:
A review of the description has excluded marginal or secondary functions of the position that are incidental to the performance of fundamental job duties. All duties and requirements listed are essential job functions.
- Expedite incoming and outgoing correspondence.
- Schedule and attend job meetings with subcontractors and clients.
- Prepare and log Change Order Requests and prepare budgets.
- Process submittals and releases.
- Track equipment and materials, and expedite when necessary.
- Monitor job progress compared to the established schedule.
- Take-off and order specialty items.
- Prepare Schedules of Values and monthly requisitions and monitor status of payments.
- Do take offs and price changes.
- Negotiate settlement of Change Order Requests with Client.
- Handle final project closeout.
EDUCATION AND EXPERIENCE:
Thorough knowledge of the construction process and management techniques. Education equivalent to a Bachelor's Degree in Engineering or Building Construction from an accredited college or university. Must have a minimum of two (2) years experience and a degree, or five years experience in mechanical related fields.
COMPLEXITY OF DUTIES:
Encompassing moderate difficulty on routine tasks up to highly complex technical tasks.
SPECIAL SKILLS:
Thorough understanding of blueprints, plumbing and air conditioning principles and products, and the contracting process. Computer literate, with a working knowledge of Word and Excel is preferred.
SUPERVISION:
Received under direction of the President and Vice President of Department/ checking for performance, accuracy, quality and professional decisions.
Character of Supervision - Responsible for the work of Project Engineer, when assigned.
ERRORS:
Failure to obtain the lowest prices, order and submit the correct materials or equipment on time, failure to document schedule slippage or construction problems, or failure to respond to correspondence addressed to the Company in a timely manner may result in loss of profit and/or failing to meet the schedule.
CONTACTS WITH OTHERS:
Regular inside and outside contacts dealing with employees, Owners, Architects, Engineers, General Contractors, Subcontractors, vendors, Code Enforcement Officials, and others, carrying out daily activities.
CONFIDENTIAL DATA:
Access to necessary confidential information and data involving several phases of the Company's job cost records. Utmost integrity is required to safeguard this information for the Company.
MENTAL AND/OR VISUAL DEMAND:
Flow of work and nature of duties, such as contract administration maintaining files and records, exercising sound professional judgement, involve normal mental and visual ability and attention, along with manual coordination. Must be able to handle stress of weekly and monthly deadlines.
WORKING CONDITIONS:
Normal office working conditions. Must be able to maneuver boxes and files, approximately 40 pounds. Must be able to walk on uneven, slippery surfaces, and climb ladders and stairs, when on the jobsites.
